El impacto del sector inmobiliario en la economía española. Necesidad de un crecimiento sostenible del sector.

Abstract

Tras uno de los periodos de mayor bonanza de la economía española, llegó a finales de 2007 una devastadora crisis mundial que afectó especialmente a nuestro país. Ello se debió a la fuerte vinculación de nuestra economía al sector del ladrillo, dado que éste se encontraba tremendamente recalentado, formando una enorme burbuja especulativa que terminó por estallar. Las consecuencias fueron inevitables: España entró en un periodo de estancamiento y posterior recesión. Se hizo necesario un profundo análisis de las causas que habían conducido a dicha situación y la adopción de severas medidas para intentar reconducir la economía. Era preciso recuperar la confianza del sector inmobiliario, pilar de nuestra economía, y para ello resultaba imprescindible la adaptación del mismo a la nueva realidad económica y social. Este trabajo analiza diferentes medidas económicas, medioambientales y sociales que ya se han puesto en marcha desde entonces, y también recoge otras que se deberían implementar, con el fin de lograr un desarrollo sostenido y sostenible del sector inmobiliario. De este modo, y habida cuenta del impacto del ladrillo en los datos macro de nuestro país, no solo se evitará la formación de una nueva burbuja inmobiliaria, sino que sentarán las bases para un crecimiento fuerte y sano de nuestra economía.

After one of the periods of greatest richness in the Spanish economy, a devastating world crisis hit at the end of 2007, affecting sharply our country. This was due to the strong connection between our economy and the real estate sector, because it was so overheated, forming a huge speculative bubble, that finished blowing up. The consequences were unavoidable: Spain was stucked in a period of stagnation that was followed by a recession. It became necessary a deep analysis of the causes that led the Spanish economy to this situation, as well as the adoption of several measures to redirect it. It was so important to regain confidence in the real estate sector, pillar of our economy, but before, it was essential to adapt it to the new economic and social reality. This paper analyzes different economic, environmental and social measures that have already been implemented since then, and it also includes others that must be implemented in order to achieve a sustained and sustainable development of the real estate sector. In this way, and taking into account the impact of the brick in the macro data of our country, not only the creation of a new real estate bubble would be avoided, but it will also create the basis of a strong and healthy economy.
