Estudio, análisis y valoración de una oportunidad de inversión en el sector hotelero

Abstract

En el presente trabajo de investigación se llevará a cabo el estudio de un caso de negocio que consiste en la posible compra de un hotel familiar en las Islas Canarias a modo de inversión. En primer lugar se estudiaran los métodos de valoración de activos más comunes para encontrar el que más encaja con el activo a valorar. En segundo lugar se hará un estudio macroeconómico del sector hotelero a nivel europeo, nacional y regional; para tratar de predecir las tendencias positivas y negativas que afectan a la posible inversión. En tercer lugar se procederá a la descripción del activo y su valoración siguiendo el método de descuento de flujos de caja. Por último se procederá a la obtención de conclusiones y el estudio de la viabilidad de la inversión, su rentabilidad y su riesgo

In the following research work, a study of a business case consisting in the analysis of an investment in a hotel asset in the Canary Islands, will be carried out. The paper starts with a study of the different valuation methods most commonly used, searching for the one that fits better with the asset to be valued. Secondly, there will be a macroeconomic study of the hotel market in Europe, Spain and Canary Islands; with the objectives of defining the trends in the sector that might affect the investment. Thirdly, the description and valuation of the hotel using the cash flow discount method will take place. Finally a study on the viability of the investment, the possible risks and returns, and the analysis of the findings will be carried out.
