Abstract

En el presente proyecto se realiza un análisis del mercado inmobiliario español, profundizando en los cinco subsectores que lo componen; oficinas, residencial, retail, hotelero y logístico. En todos ellos se estudia el volumen de ocupación, las rentas, la rentabilidad, el volumen de inversión y las variables que están impulsando dicha inversión en el sector. Posteriormente, se examinan las diferentes vías de inversión inmobiliaria diferenciando entre inversión directa, indirecta y a través de instrumentos derivados. A continuación, se profundiza en los vehículos de inversión indirecta estudiando su evolución y sus características. Y finalmente, se hace referencia a los nuevos desafíos que están apareciendo como la tecnología blockchain y el Big Data y sus implicaciones en el futuro del sector.

This paper analyzes the current Spanish real estate market, with an emphasis on the five sub-sectors within it; offices, residential, retail, hotels and logistics. In all five of them, the volume of occupation, rents, yields, investment volume and the drivers of that investment within the sector, are studied. Subsequently, the different types of real estate investment are examined, differentiating between direct and indirect investment and through derivatives. Afterwards, the indirect investment vehicles are studied in depth, reviewing their evolution and characteristics. And finally, a reference is made about the new challenges that are arising about blockchain technology and Big Data and their implications on the future of this sector.
