El objetivo consiste en determinar si existe un diferencial sistemático entre ambos conceptos y en identificar los factores que pueden explicar dicha divergencia. Para ello, se aplican metodologías de valoración empresarial, principalmente el Descuento de Flujos de Caja (DCF) y el análisis por múltiplos de mercado, a una muestra de cuatro operaciones representativas: Club Atlético de Madrid, RCD Espanyol, Real Sporting de Gijón y CD Leganés. Los resultados muestran que, en todos los casos analizados, los precios de mercado superan el valor financiero estimado mediante métodos tradicionales de valoración. Este diferencial se explica por factores que no quedan plenamente reflejados en los estados financieros, como las plusvalías latentes de las plantillas deportivas, el valor de la marca del club, las expectativas de crecimiento deportivo y la existencia de infraestructuras con potencial de explotación económica. This Final Degree Project analyses the relationship between the estimated financial value of professional football clubs in Spain and the prices observed in recent acquisition transactions. The objective is to determine whether a systematic gap exists between financial valuation and market price, and to identify the factors that may explain this divergence. Corporate valuation methods, mainly Discounted Cash Flow (DCF) and market multiples, are applied to a sample of four representative transactions: Atlético de Madrid, RCD Espanyol, Real Sporting de Gijón and CD Leganés. The results show that, in all analyzed cases, market prices exceed the financial value estimated using traditional valuation methods.
