Este trabajo construye un indicador compuesto que mide el atractivo inversor del mercado residencial en los 131 barrios del municipio de Madrid para el año 2024, empleando datos del Portal de Datos Abiertos del Ayuntamiento de Madrid. La metodología combina técnicas de normalización min-max, ponderación mediante el Proceso de Análisis Jerárquico (AHP) y análisis de clustering, integrando seis dimensiones que recogen tanto factores financieros como de entorno urbano. El resultado es un índice que permite comparar y clasificar el atractivo inversor entre barrios de forma sistemática y reproducible. Residential real estate investment is one of the main vehicles for savings and investment in Spain, although decision-making in this market is hindered by its territorial heterogeneity and the dispersion of available information. This work constructs a composite indicator that measures the investment attractiveness of the residential market across the 131 neighbourhoods of the municipality of Madrid for the year 2024, using data from the Open Data Portal of the Madrid City Council. The methodology combines min-max normalisation techniques, weighting through the Analytic Hierarchy Process (AHP), and clustering analysis, integrating six dimensions that capture both financial and urban environment factors.
