<dim:field element="description" qualifier="abstract" language="es-ES" mdschema="dc">La reciente aparición de tecnologías digitales obliga a replantear categorías 
tradicionales sobre las que se ha construido la seguridad jurídica. La tecnología 
blockchain ha sido presentada como una posible herramienta capaz de transformar, o 
incluso sustituir, a los sistemas registrales clásicos, ofreciendo un mecanismo de 
inmutabilidad, transparencia y trazabilidad de la información.  
Se analiza críticamente la compatibilidad de esa tecnología con el sistema registral 
español, enfocado en sus dos pilares fundamentales: la fe pública registral y el principio 
de legalidad. Desde una perspectiva dogmática, se estudia si un sistema basado en 
tecnologías de registro distribuido, que carece de control jurídico institucionalizado, 
puede reproducir, o sustituir, las garantías que se derivan del principio de legalidad y de 
la confianza institucional que caracterizan al sistema registral español. 
A partir del análisis teórico y en el estudio comparado de experiencias extranjeras, 
se sostiene que la tecnología blockchain, aun presentando potencial técnico, no resulta 
jurídicamente equivalente a un sistema registral basado en la calificación registral y en la 
fe pública. Su eventual aplicación al sistema español solo podría concebirse como un 
instrumento auxiliar o complementario y no como una alternativa sustitutiva de las 
garantías estructurales del Registro de la Propiedad.</dim:field>
<dim:field element="description" qualifier="abstract" language="en-GB" mdschema="dc">The recent emergence of digital technologies within the legal sphere necessitates 
a rethinking of the traditional categories upon which legal certainty has been built. 
Blockchain technology has been presented as a potential tool capable of transforming, or 
even replacing, classical registry systems, by offering mechanisms of immutability, 
transparency, and traceability of information. 
This study critically examines the compatibility of such technology with the 
Spanish land registry system, focusing on its two fundamental pillars: the principle of

public reliance on the register (public faith of the registry) and the principle of legality. 
From a dogmatic perspective, it explores whether a system based on distributed ledger 
technologies, lacking institutionalized legal oversight, can reproduce or replace the 
guarantees derived from the principle of legality and the institutional trust that 
characterize the Spanish registry system. 
Based on theoretical analysis and a comparative study of foreign experiences, it 
is argued that blockchain technology, despite its technical potential, is not legally 
equivalent to a registry system founded on registrars’ legal qualification and the principle 
of public faith. Consequently, any eventual application of blockchain within the Spanish 
system could only be conceived as an auxiliary or complementary instrument, rather than 
as a substitutive alternative to the structural guarantees of the Land Registry.</dim:field>
