Análisis energético de una comunidad de vecinos: enfoque técnico y económico

Abstract

El proyecto estará formado por una primera parte de revisión del estado del arte de la eficiencia energética en el sector residencial. La segunda parte del proyecto consistirá en la caracterización de la vivienda a estudiar, donde se definirán las demandas y consumos de la casa, así como su equipamiento y los gastos asociados al suministro energético anual. Se distinguirá entre energía eléctrica y energía térmica, siendo la energía térmica la suministrada por la caldera de gas natural y la energía eléctrica la suministrada a través de la red eléctrica de la vivienda. Una vez caracterizada energéticamente la vivienda se estudiarán distintas medidas energéticas, tanto del lado del suministro como del lado de la demanda y se analizará como llevar a cabo la posible implementación de estas medidas. Se calculará el ahorro energético que cada medida tendrá de manera individual sobre la vivienda para definir distintos escenarios de ahorro energético. La cuarta parte del proyecto consiste en el análisis económico de las medidas. Se tomarán los escenarios de ahorro energética de las medidas obtenidos en la sección 3 y se calcularán los ahorros económicos asociados a cada medida. Se estimarán los costes de inversión necesarios para implementar cada medida y con los ahorros se calcularán los periodos de retorno de cada inversión, así como el Valor Actual Neto en diez años. Se utilizarán estos resultados para decidir la viabilidad económica de cada medida, suponiendo una medida económicamente viable aquella que tenga un VAN positivo en diez años o, por el contrario, durante la vida útil de la medida. Una vez decididas las medidas que son económicamente viables se procederá a estudiar el impacto económico y energético de un proyecto de eficiencia energética global, formado por las medidas escogidas. Se estimará el VAN y el periodo de retorno de esta inversión para decidir si es rentable y viable. La quinta parte del proyecto es el análisis financiero. En esta parte se estudiarán distintas formas de financiación para tratar de averiguar la forma óptima de financiar un proyecto de estas características. Se usará el calculo del WACC ante diferentes supuestos para hallar la mejor forma de financiación. Finalmente, se recogerán los resultados obtenidos y se harán conclusiones que traten de responder a varios de los interrogantes acerca de la eficiencia energética en el sector residencial.

The project will consist of a first part of the review of the state of the art of energy efficiency in the residential sector. The second part of the project will consist in the characterization of the house to be studied, where the demands and consumptions of the house will be defined, as well as its equipment and the expenses associated with the annual energy supply. A distinction will be made between electric energy and thermal energy, with thermal energy being supplied by the natural gas boiler and electric power supplied by the electric grid. Once the house has been energetically characterized, different energy measures will be studied, both on the supply side and on the demand side. The energy savings that each measure will have individually on the house will be calculated to define different scenarios of energy savings. The fourth part of the project consists on the economic analysis of the measures. The energy saving scenarios of the measures obtained in section 3 will be taken into consideration to calculate the economic savings associates to each measure. The investment costs necessary to implement each measure will be estimated and with the savings the return periods of each investment will be calculated, as well as the Net Present Value in ten years. These results will be used to decide the economic viability of each measure, assuming an economically viable measure the one that has a positive NPV in ten years or, on the contrary, during the useful life of the measure. Once the measures that are economically viable have been decided, the economic and energy impact of a global energy efficiency project, formed by the chosen measures, will be studied. The NPV and the return period of this investment will be estimated to decide if it is profitable and viable. The fifth part of the project is financial analysis. In this part different forms of financing will be studied to try to find out the optimal way to finance a project of these characteristics. The calculation of the WACC will be used in different cases to find the best form of financing. Finally, the results obtained will be collected and conclusions will be made that try to answer several of the questions about energy efficiency in the residential sector.
