La valoración razonable como posible método de valoración de inversiones inmobiliarias en España
Abstract
En este trabajo realizaremos un análisis de la normativa contable internacional y nacional para establecer las diferencias y posible adecuación de la valoración razonable en las inversiones inmobiliarias en España, en contraposición con la existente preferencia nacional por la valoración por precio de adquisición. En los últimos tiempos el valor razonable ha sido aceptado por los principales organismos reguladores contables como puede verse con la NIC 40 (Normativa Internacional Contable) a nivel internacional, pero a nivel nacional todavía quedan algunas cuestiones que siguen ralentizando el proceso de adopción de un modelo pleno de valor razonable, sin que desaparezca la valoración del coste histórico. El objetivo principal del trabajo será analizar las consecuencias y llegar a la conclusión de si sería favorable o no para el mercado español, emplear un método de valoración diferente (valor razonable) que es aceptado por la comunidad internacional, al actualmente preferido (coste histórico) en inversiones inmobiliarias en España. In this work we will carry out an analysis of the international and national accounting regulations to establish the differences and possible adaptation of the reasonable valuation in real estate investments in Spain, in contrast to the existing national preference for the valuation by acquisition price or historical cost. In recent times the fair value has been accepted by the main accounting regulatory bodies as can be seen with IAS 40 (International Accounting Standards) at the international level, but at the national level there are still some issues that continue to slow down the process of adopting a model full of fair value, without the disappearance of the valuation of historical cost. The main objective of the work will be to analyze the consequences and reach the conclusion of whether it would be favorable or not for the Spanish market, to use a different method of valuation (fair value) that is accepted by the international community, to the currently preferred (historical cost) in Real estate investments in Spain.
