Causas que afectan a la subida de precios de alquiler y alternativa entre comprar o alquilar viviendas en la actualidad

Abstract

Este trabajo tiene por principal objeto el estudio y análisis del fuerte incremento del precio en los alquileres que se ha venido sucediendo en las principales ciudades de España. Además, se plantea investigar si en la actualidad resulta más beneficioso involucrarse en un crédito hipotecario para la compra en propiedad de una vivienda, o, sin embargo, sale más a cuenta vivir como arrendatario. Para ello, se indagará en los factores causantes de estos cambios que afectan por tanto al mercado de la vivienda en nuestro país. Este trabajo también pretende estudiar los posibles escenarios de cara al futuro en este concreto mercado y realizar estimaciones coherentes a través de las circunstancias que son plausibles en nuestra economía en el presente.

This piece of work has as a principal object the study and analysis of the strong rise in the prices of rents that has been occurring in the principal cities of Spain. Moreover, we want to consider whether if getting involved in a mortgage credit is more benefitial than paying a rent in the present. In order to develop the study, we will stablish the drivers and factors causing all this changes that affect the real estate market. This project is also aimed at the study of the different projected scenarios in this particular market. Besides, its purpose is also to state coherent estimates throughout the diverse circumstances that are now plausible in our economy at the moment.
