Abstract

Con todo ello, se establecerá si las residencias de estudiantes son un buen sub-sector dentro de los activos inmobiliarios españoles y una buena oportunidad para un inversor internacionalReal estate markets have evolved in recent years as a result of market cycles, but also due to the opening of these markets to a greater number of types of investors in search of an investment strategy whose risk and return objectives differ. On the other hand, such a search also corresponds to the attempt to find new niches that generate opportunities for investment firms, due to their lesser exploitation or the creation of new demand. This is why new types of assets have been created, called alternative real assets or non-traditional assets, which have professionalized sectors that were dominated by other types of players, with a different offer. This is the case of student residences, co-working (common work spaces), co-living (common living spaces) or senior living (common living spaces for senior people), whose investment has grown dramatically in recent years in Spain.

This paper will focus on presenting and analyzing the business model of student residences from the perspective of the international investor. In this way, we will break down the Spanish real estate market, in order to subsequently analyze all possible aspects of the student housing market in Spain. Therefore, we will study the investment volumes, the future of this niche, the variation of supply and demand, as well as the main players and operators in the market. With all this, it will be established whether student residences are a good sub-sector within the Spanish real estate assets and if it is an opportunity for an international investor.
