Madrid y la revolución del teletrabajo

Abstract

The COVID-19 pandemic marked a turning point in the way we work. For the first time, millions of workers around the world were forced to work from home, from one day to the next. Most of these millions of workers, once the pandemic is over, want to continue teleworking. Either the entire working day, or part-time. The aim of this study is to understand some of the consequences that this revolution in the way of working can suppose for the Community of Madrid, in comparison with the rest of the country and with some of the most developed metropolitan areas of the world. To do so, we are going to base ourselves on three studies: the Dingel and Newman study for the United States, the Polly study, and the report on the Madrid office market for Q4 2022 by Savills, to obtain the percentage of potential teleworking, its effect on the performance of workers and its impact on the office market. The data is clear: The Community of Madrid has a higher rate of potential telework than the country average, but has a lower percentage than major U.S. metropolitan areas, which is justified by the structure of activities and the lower number of skilled workers. The study also shows how the performance of workers who can telework will improve the overall productivity of Madrid companies and, finally, it shows a very high saving in the reduction of office space which, in turn, will bring losses to investors in this type of real estate product and, possibly, to the administrations.
