De crisis inmobiliaria a crisis financiera : estudio del proceso de contagio entre el sector inmobiliario y financiero en la reciente crisis

Abstract

En este trabajo se estudia la relación generada entre los sectores inmobiliario y financiero americanos para comprender por qué la caída del primero, supuso el hundimiento del segundo. Se hace un seguimiento de la evolución de ambos sectores a lo largo de los último años del siglo XX y primeros del XXI para describir la relación creada entre ellos. Así se introduce la gran innovación financiera desarrollada durante esos años, sobretodo en el área de las hipotecas, dando a conocer los diversos productos estructurados (MBSs, ABSs, CDOs, etc) y derivados de crédito (CDSs, CDOs entre otros) para posteriormente estudiar sus estructuras y consecuencias más directas en los sectores. Finalmente se analiza el inicio de la crisis desde el punto de vista de estos productos, haciendo un recorrido por los acontecimientos más importantes de los primeros años.On this paper we study the relationship created between the housing and financial markets in the United States to understand why the fall of the first one resulted in the plunge of the second one. We follow the evolution of both sectors along the endo of the 19th century and beginning of the 20th to describe the relationship created between them. With this, we introduce the great innovation process developed during these years, especially in the mortgage market area, getting to know the different structured (MBSs, ABSs, CDOs, etc) and credit derivatives (CDSs, CDOs and others) products so as to study their structures and direct consequences in the sectors. Finally, we analyse the beginning of the crisis from the point of view of such products, going through the most relevant situations of those first years.
