Proyecto hotelero en Higuera de la Sierra

Abstract

This project addresses the comprehensive rehabilitation of a derelict building located in the private estate Dehesa Las Lapas, in Higuera de la Sierra (Spain), with the purpose of converting it into a hotel. The intervention prioritizes the preservation of the local architectural aesthetics and the integration with the surrounding environment, while ensuring the building’s thermal and energy sustainability and without disrupting existing productive activities. The work includes structural and thermal envelope calculations using CypeCAD and CypeCAD MED, in compliance with the Spanish Código Técnico de la Edificación, as well as the design of HVAC, domestic hot water, electrical, fire protection, and photovoltaic generation systems with battery storage. Results indicate a thermal demand of 48.5 kW in summer and 10.4 kW in winter, an estimated electrical load of 180.5 kW, and a daily energy production of 148 kWh through 300 photovoltaic modules of 450 Wp. Night consumption (7.5 kWh) will be supplied by 25 battery modules. The HVAC system will consist of two air handling units and thirteen fan coil units, while the water supply will rely on a 16 m³ storage tank for domestic hot water. Fire protection will be ensured through 5 equipped fire hose reels, 17 fire extinguishers, and 8 protection sectors. The proposal demonstrates that the rehabilitation of disused rural buildings, through the implementation of efficient technologies and renewable energy sources, is a viable strategy for heritage recovery, the promotion of sustainable rural tourism, and the economic revitalization of low-population areas.
