Abstract

Currently, new forms of tourist accommodation have been popularized, different from those that have traditionally done so in Spain. Among the reasons why these establishments have become real competitors for traditional operators we can find the economic crisis suffered in Spain in recent years and the proliferation of online platforms as new tourist offer channels. Among them we find condo-hotels and tourist flats (also called tourist housing). In the present study we try to provide an image of these new tourist accommodations today. To that end, first the Condominium regime will be exposed, as a legal regime applicable to these new establishments, and then a compilation of the regulations at the autonomous level that give them a more precise regulation will be done. In this way, we try to expose the application of the Condominuim beyond the ordinary property of dwellings, as well as to find points in common between the different norms and the existing disparities between them. Finally, different positive and negative effects of these alternatives are collected for consumers and owners.
