SOCIMI los nuevos vehículos de inversión inmobiliaria y su desarrollo en el sector Hotelero

Abstract

Este trabajo se realiza con el fin de investigar una parte, generalmente desconocida, del sector inmobiliario: las SOCIMI. Las Sociedades Anónimas Cotizadas de Inversión en el Mercado Inmobiliario aparecieron en España en el año 2009, aunque su regulación tuvo que ser modificada en el 2012 por su falta de éxito. Estas sociedades han jugado un papel fundamental tras la crisis inmobiliaria que comenzó en el 2008, impulsando el mercado del alquiler en España y facilitando su acceso a los ciudadanos a estas inversiones. Además, están permitiendo a los pequeños inversores acceder a un sector tan atomizado e importante como el hotelero.The objective of this work is to uncover and analyze a generally unknown aspect of the Real Estate sector: the SOCIMI, the Spanish version of the Real Estate Investment Trust. Although the REIT appeared in Spain in 2009, its regulation was modified in 2012 due to a lack of success. This type of companies has played a fundamental role after the 2008 financial crisis, boosting the rental market in Spain and facilitating the access of citizens to these investments. Additionally, the SOCIMI are allowing small investors to access a sector as atomized and significant as hotels.
