Abstract

Este trabajo desarrolla el business plan de AD HOC, una startup B2B en fase de diseño cuyo producto es una herramienta de Machine Learning dirigida a compañías de torres de telecomunicaciones (towercos) europeas. La herramienta identifica qué contratos de arrendamiento de suelo presentan mayor riesgo de no ser renovados por el arrendador, ordenándolos por nivel de riesgo, lo que permite a la towerco intervenir de forma preventiva sin necesidad de comprar el terreno ni elevar su apalancamiento, que es la alternativa actual del sector. El proyecto se justifica por tres factores estructurales que se refuerzan entre sí: la saturación de la red macro española y la densificación 5G mediante small cells que cooperan con las torres existentes en lugar de sustituirlas, lo que multiplica el coste de perder un emplazamiento; la creciente actividad de los agregadores de arrendamientos de suelo como amenaza emergente sobre los contratos de terreno; y la opacidad analítica con la que el sector gestiona uno de sus costes estructurales más relevantes.This project sets out the business plan for AD HOC, a B2B start-up currently in the design phase, whose product is a machine learning tool aimed at European telecommunications tower companies (towercos). The tool identifies which land lease agreements are at greatest risk of not being renewed by the landlord, ranking them by risk level, which allows the towerco to take preventive action without having to purchase the land or increase its leverage, which is the current industry standard. The project is justified by three mutually reinforcing structural factors: the saturation of the Spanish macro network and 5G densification through small cells that cooperate with existing towers rather than replacing them, which multiplies the cost of losing a site; the growing activity of land lease aggregators as an emerging threat to land contracts; and the analytical opacity with which the sector manages one of its most significant structural costs.
