SOSTENIBILIDAD EN EL SECTOR INMOBILIARIO EN LA COSTA DEL SOL: DESAFÍOS Y OPORTUNIDADES- Martínez Cuberos, Julio

Abstract

El tema en cuestión ha sido elegido principalmente por la importancia que ha cogido el sector inmobiliario en mi vida, donde he dado los primeros pasos de mi carrera profesional y que tanto me llama la atención. Del mismo modo también muestro cierto interés y preocupación por el medio ambiente y por el cambio climático que tanto está afectando a nuestro planeta. Esta preocupación está latente en el sector y es por ello por lo que la sostenibilidad tiene cada vez más importancia en el mercado inmobiliario. En el TFG, discuto dicha importancia, en especial en la Costa del Sol, Andalucía y responderé a la pregunta ¿Cómo influye la sostenibilidad en el mercado inmobiliario? Del mismo modo comentaré las características del mercado en la Costa del Sol y desafíos que se presentan en el sector por las nuevas necesidades sostenibles que van apareciendo Para ayudarme a profundizar en todas estas cuestiones, he realizado un análisis empírico del sector mediante encuestas. He trabajado dos encuestas; la primera encuesta será dirigida a directivos que trabajan en el sector inmobiliario como banqueros, promotores, inversores, etc. Esta encuesta será de tipo cualitativo para así poder conocer las distintas opiniones con preguntas abiertas acerca de las cuestiones que considero más relevantes en relación con cómo afecta la sostenibilidad a las tendencias del sector inmobiliario. La segunda de ellas es dirigida a clientes del mercado inmobiliario. La muestra se ha formado por clientes o posibles clientes que acuden a inmobiliarias con el objetivo de comprar una vivienda. De esta manera puedo conocer de primera mano las distintas opiniones del público sobre la sostenibilidad en el sector inmobiliario. Es una mezcla de encuesta tipo cuantitativo, con preguntas de escala Likert o preguntas de si o no pero también de tipo cualitativo para así conocer algunas opiniones de los propios clientes.

The topic in question has been chosen mainly because of the importance that the real estate sector has taken in my life, where I have taken the first steps of my professional career, and which attracts me so much attention. In the same way I also show some interest and concern in the environment and climate change that is affecting our planet. This concern is latent in the sector and that is why sustainability is becoming increasingly important in the real estate market. In the TFG, I discuss this importance, especially in the Costa del Sol, Andalusia and I will answer the question: How does sustainability influence the real estate market? I will also discuss the characteristics of the market on the Costa del Sol and the challenges that the sector is facing due to the new sustainable needs that are appearing. To help me delve deeper into all these questions, I have conducted an empirical analysis of the sector through surveys. I have worked on two surveys; the first one is aimed at managers working in the real estate sector such as bankers, developers, investors, etc. This survey will be qualitative in order to know the different opinions with open questions about the issues that I consider most relevant in relation to how sustainability affects the trends in the real estate sector. The second survey will be aimed at clients in the real estate market. The sample was made up of clients or potential clients who go to real estate agencies with the aim of buying a home. In this way I can get first-hand knowledge of the public's different opinions on sustainability in the real estate sector. It is a mix of a quantitative survey, with Likert scale questions or yes or no questions, but also a qualitative survey to get some opinions from the clients themselves.
