Abstract

This project addresses the energy optimization of a masia, traditional Valencian rural house located in the Mariola Mountain Range near Alcoy (Spain), dating back to 1898, with the aim of its refurbishment and potential use as a rural tourist accommodation. The project considers the adaptation of the domestic hot water (DHW) and HVAC systems to current regulations and the intended use of the building. The daily DHW demand and the heating and cooling loads are estimated under the most unfavourable winter and summer conditions in order to size and select the equipment to be installed. In addition, a small photovoltaic system for self-consumption is designed to offset at least 70% of the electricity consumption during daytime hours, as the electrical demand is significantly higher during the day than at night. Finally, an economic feasibility study of the proposed project is carried out, including the purchase of the property, the installation of the new energy systems, the necessary refurbishment works, the income generated from its operation as a rural tourist accommodation, and the agricultural activities on the adjacent farmland. According to the Net Present Value (NPV) and Internal Rate of Return (IRR) indicators, the project is economically viable.
